Faigheann gach [fear/duine] bás, ach ní mhaireann gach [fear/duine]

The word fear means "man", whereas duine means "person", so you can choose one or the other in the bracketed places.

Mair means "to live, to survive, to last". So, both.

"To live" is difficult to translate into Irish as there are several ways of phrasing it, but they each carry a different set of nuances from the English.

Here I think the nuance of the English is that a lot of people "get by in life" but don't necessarily live it to its fullest.

Perhaps:

Faigheann gach duine bás, ach ní bhíonn beo le gach duine a bheo. "Everybody dies, but not everybody's life is lively/worthwhile."

I can't readily see the reason for the "but" here (as opposed to, say, "and"). Isn't but used to contrast (right word?) something said previously?

It's another way of saying "Don't waste your life away doing nothing - do something meaningful or useful instead."
