Basically yes.
Siúd can also have the meaning "aforementioned". It is
súd after a broad consonant.

Yeah, it's just because it is past tense.
In the first paragraph note that
ceann or
díon is used for the roof of a house, but almost always ceann when describing the make of the roof:
ceann tuí tatch roof,
ceann slinne slate roof.
